This place is amazing. Good apartment sizes and prices are good. The staff is amazing. Good services and great location near Kingston Center and Giant Tiger. Close to University and College. Bus access right in front. The owners are super friendly and building managers also. Laundry on site is great. Close to grocery stores. Front building is new and awesome. Back building is great for a single person also. You should check this place out it is affordable.

We've been renting our office at Princess Street Studios since November of 2019, and we've loved our stay so far. The location is fantastic, the space is perfect for our needs, and the owner and management are very attentive. Whenever we've had issues, they've been fixed quickly. We also love the rooftop area!!
Myself and my 2 roomates stayed here for a year (new part of the building). Postives: Reid was great to deal with and very helpful. They have serveillance cameras outside and by the doors. Keys are needed to enter the building. Rooftop patio is quite beautiful in the summer. Ideal if youre looking to stay downtown. We were able to rent A/C units at an additonal price during the summer. They have furnishing options. Negatives: We had multiple unfinished things in the apartment (exposed wires where plug in was supposed to be, plug in that didnt work for the whole year, furnace filter was filthy and never changed, all despite having asked multiple times and put in a work order on their website). Although they advertised the option of in suite laundry, the closet area was made too small to fit even an apartment size washer and we had to result in having a tiny portable one. The floors were freezing in the apartment during the winter as well as very uneven floors throughout the apartment. On multiple occasions I have spotted roaches and even a rat once (inside the building). The parking space is small and I always worried about my car getting dinged. We had a very difficult time getting our rent reciepts and never got our key deposit back after moving out (also requested multiple times). There is definitely a lack of communication here. This is not a luxury apartment building.
Have been living here since July. You essentially have 3 options in Kingston as a student, you either live in suburbs up north in the middle of nowhere (been there, do not recommend it), in the heart of downtown if you are okay with paying ridiculous amounts in rent or in the student ghetto if you are okay with sharing a rundown house with other students which is a nightmare (especially if you are a grad student). This place is sort of an outlier in Kingston in this sense, in terms of distance to downtown and the rent. Both Dave and Reid are attentive, have been helpful with my every need so far. There is a furnished option which is especially good for students in Kingston who may not want to deal with furnishing their apartment and everything is included in the rent so you do not have to deal with bills etc. I had no issues with utilities, the internet connection had been glitchy sometimes, but that happens everywhere. Besides the internet connection, I had a pest problem for a little while but it has been solved since then (took around a month). You should prefer apartments in the new building over the ones in the old one. The building is very close to downtown (takes about 10 minutes to walk) and is also very close to an awesome local brewery (Daft). The rooftop patio is nice to hang out at with friends in summer time, there are couches, chairs, tables etc. The view is pretty good too, you can see the lake and the wind turbines on the other side.
So Gross. Went to look at an apartment, cockroaches were climbing up the walls. The people who live there look like street people. I didn't see rodents but saw rodent traps. Stay away from this place!
